In today's West Vancouver market, homes are selling between $900,000-$1600,000. But fewer homes are selling above that price. Three weeks after receiving my listing at 4718 Woodvalley Place, I had a accepted offer, and the subjects are now removed. Why was I able to sell this luxury home so quickly. Simple: compelling marketing, professioonal presentation of the home, and hard work.
My marketing program is very powerful reaching a broad range of purchasers. My website is extrememly powerful, because it has huge photos of each room of the home that are professionally taken. It also has a video tour, slide show presentation, and the home's floor plans.
Another reason is the marekting material. I had a very elegant brochure made of the home, with all its features photographs and floor plan. People viewing a luxury home should be made to feel that what they are seeing is something special. They need to leave the home with something in their hands that is more than a piece of paper. It must be elegantly prepared.
I had many 4 hour open houses for this luxury home, and many different potential buyers came to see the home. Putting this all together, you dramatically increase the chances of being able to sell a luxury home, however, the last piece of the puzzle is to be able to sell, negotiate and close the deal. I can do this better than anyone.
